Your Property Faces Unique Risks on the Costa del Sol

Empty holiday homes and rarely-visited villas carry risks that standard policies often don't anticipate.

🔓Break-ins increase during the low season, when many properties along the coast sit empty for weeks at a time.
💧Undetected water leaks can cause €10,000+ in damage before anyone notices, especially in properties visited only a few times a year.
Electrical storms and surges can damage air conditioning, alarm systems and other unprotected appliances.
🏚️Squatters can occupy empty properties, and recovering possession through the courts can take months without the right legal support.
📋Many standard policies reduce or withdraw cover once a home has been unoccupied for 60+ days — often without the owner realising.

Frequently Asked Questions

Does my insurance cover the property when I'm not in Spain?

Standard home policies in Spain often reduce or exclude cover once a property has been unoccupied for a set number of days, commonly around 60-90. Cover designed for holiday-home owners can extend this to several months, so you stay protected while you're back home, without having to declare every trip.

What about short-term holiday rentals (Airbnb)?

A standard residential policy usually doesn't cover paying guests or short-term lets. If you rent your property out, even occasionally, you need specific holiday-let or landlord cover that includes guest liability, accidental damage by tenants and loss of rental income.

Is my swimming pool covered?

Pools, terraces, gardens and outbuildings can usually be added as extensions to a home policy — covering structural damage, filtration issues and liability if a guest is injured while using the pool. It isn't automatically included in every base policy, so it's worth checking explicitly.

What if squatters occupy my property?

Since June 2026, anti-squatting legal cover has become a standard inclusion in many home policies in Spain. It provides legal defence and guidance to help you recover possession of your property faster, which matters given how long these cases can drag on through the courts.

How fast can someone respond in an emergency?

Policies with 24/7 assistance typically aim to make contact within a few hours of an urgent claim — a burst pipe, a power cut, being locked out — and coordinate a local tradesperson or emergency repair on your behalf, in English or Spanish.
